Remote Portfolio Property Manager based in Colombia managing 8–12 NYC condominium/cooperative buildings under NYC oversight. This role includes direct board communication and full execution of board-approved initiatives using HPM's structured Super Board tracking system. Core Responsibilities Serve as primary board contact and lead monthly Zoom meetings Translate board decisions into structured action plans within 24 hours Oversee vendor performance and enforce timelines Track compliance, inspections, and regulatory deadlines Monitor arrears and coordinate legal escalation when required Prepare board packages and meeting materials Draft annual budget inputs and review monthly financial variances Board Deliverables & Initiative Execution (Super Board Model) Enter 100% of board-approved initiatives into Super within 24 hours Maintain clear owner, target date, and next action for every initiative Provide weekly written status updates for all open initiatives Ensure vendor bids are sourced, compared, and presented clearly Escalate stalled initiatives within defined timelines Drive measurable closure and reduce aging initiatives over time Performance Standards Less than 10% of initiatives overdue at any time No initiative without a documented next step No initiative stagnant for more than 7 days without update Board meeting recap entered into Super same day Qualifications 5+ years property or portfolio management experience Strong professional English communication Financial literacy and budget familiarity Ability to manage multiple assets simultaneously High accountability and ownership mindset Demonstrated bias toward issue resolution and structured execution Direct exposure to NYC real estate governance Path to Senior Portfolio Manager Long-term leadership growth within expanding U.S. firm Compensation Competitive USD-based salary Performance bonus potential tied to initiative execution metrics #J-18808-Ljbffr
